Building Policies

Please note that the below contains minimal information and is recommended to reference lease documents for more detail.

 
Procedures for Transportation of Laboratory-Related Items

 
  1. All deliveries of laboratory supplies, hazardous materials and equipment are to be made through the loading dock.
  2. The freight elevator must be utilized for transportation of all laboratory supplies, hazardous materials, wastes and equipment to and from tenant spaces. At no time will the passenger elevators or stairwells be allowed for the transportation of laboratory-related items.
     
  3. When transporting hazardous materials and/or wastes to the first-floor chemical storage rooms, please utilize an exterior path of travel. In the case of inclement weather, please contact the management office about utilizing an interior hallway.
     
  4. Transportation of all hazardous materials and/or wastes to and from tenant spaces must be performed utilizing a sturdy, wheeled cart that is equipped with an appropriate means of secondary containment, no matter the size of the container.
     
  5. Disposal of all laboratory wastes must be performed by a qualified, licensed disposal vendor approved by the Landlord. Manifest sheets must be kept on-site in a neat and organized manner and be made available to the Landlord upon request.
 
Chemical Storage Policies

The Chemical Storage Room is meant to store lab chemicals only and not to be used as additional office storage space.
 
All Flammable and Hazardous Chemicals must be stored in a flammable cabinet.

Lab tenants that lease additional space in the 1st floor Chemical storage room should have signage placed on their individual flammable cabinets.

Cardboard cannot be stored or used as storage of any kind in the Chemical storage room.
Please maintain your storage within your allotted parameters and properly secured.  
 

pH Room Requirement

Lab tenants that have and maintain operation of a pH neutralization system should ensure signage is placed on equipment.

Vivarium Policies

Animal research facilities are required to adhere to the guidelines set forth by the National Institutes of Health Office of Laboratory Animal Welfare and the Institutional Animal Care and Use Committee. Tenant on-site personnel should have professional animal care technicians that are AALAS-certified and follow the guidelines set forth by AAALAC.

Below, please find the rules and regulations in relation to the following: personnel; the delivery of animals; the removal of animals and associated wastes; and movement of supplies.


Personnel

Personnel entry into the animal research facility should occur in prescribed locations within tenant spaces. Each location should be secured 24/7/365. Appropriate personal protective equipment should be available close to the facility entrance to protect the people entering the facility and the animals within.

Delivery of Animals to Premises

 
  1. All deliveries of animals must be scheduled in advance with the building management office.
     
  2. All delivery vendors are required not to unload any items until the tenant representative is ready to accept the delivery at the loading dock.
     
  3. Upon delivery to the tenant representative at the loading dock, the items must be placed on a cart in unmarked boxes, in addition to utilizing a cart cover to conceal the boxes.
     
  4. Once the cart has been appropriately prepared for travel at the loading dock, the travel path must be direct from the loading dock to the freight elevator.
     
  5. Delivery from the freight elevator to a tenant space needs to be direct, with no contents being left in any common areas. The delivery must go directly into the tenant space.
     
  6. No passengers are permitted on the freight elevator during this process, except for those associated with the animal delivery.
 
Removal of Animals and Associated Wastes from the Premises
  1. Removal of animals and associated waste must be coordinated with vendors, which must include verification of a pick-up time and location of the loading dock.
     
  2. All items being removed from the tenant space must be placed on a cart in unmarked boxes, in addition to utilizing a cart cover to conceal the boxes.
     
  3. Once the cart has been appropriately prepared in the tenant space, the travel path must be direct to the freight elevator, then to the loading dock, with no contents being left in any common areas.
     
  4. No passengers are permitted on the freight elevator during this process, except for those associated with the removal process.
     
  5. Tenant representatives must remain with the vendor throughout the duration of the pick-up process.
 
Additional Notes Pertaining to the Removal of Animals and Associated Wastes:

 
Harmful waste should not enter the refuse stream unless precautions are taken with regard to packaging and the disposal mechanism. The type of waste may require a staging area, prior to disposal. This area needs to securely store the waste while being accessible to those who will be dropping off and picking up the waste. Biological waste may include carcasses, requiring a separate area for storage prior to removal from the facility, whether it is a freezer or a dedicated cold room.
 
Movement of Supplies

To facilitate the receipt of supplies, tenants and their vendors will need to utilize the loading dock. Once the supplies are offloaded from the transport vehicle, prior to entry into the facility, it may be necessary to decontaminate them. Supplies being moved within the facility should only be moved on carts with covers.
